Full Service Management

  • The management agreement between the owner and Coldwell Banker Legacy Property Management will require a term of no less than one year for full-service management and will be renewed at the expiration of each agreement on a one year term.
  • Advertising the listing on our company website and 100 different websites utilized by prospect tenants.
  • Analysis of a fair market rent and maximizing monthly rental amounts through CMA and market research.
  • Touring the home with prospect tenants.
  • Screening all prospect tenants with comprehensive credit and criminal background checks.
  • Collection of all deposit and rent payments.
  • Maintain accurate deposit and rent payments.
  • Lease agreement preparation, management, and enforcement of compliance.
  • Property inspections to ensure tenant maintenance, cleanliness, and compliance.
  • Coordination of property maintenance needs from inspections or notification of tenant.
  • Dedicated vendors and competitive pricing through diligent screening process.
  • Management and preparation of all monthly and annual financial statements. Monthly statements delivered by the 20th of each month.
  • Processing of all tenant deposits and application of funds to cover damages, including collection efforts that exceed deposit.
  • Filing of court documentation and representing owner when necessary.
  • Owner approval for all maintenance expenses exceeding $500.
  • Guaranteed distribution of funds by the 10th (if rent is paid).
  • Documentation management of all tenant and property records.

Limited Leasing Services

  • Limited Leasing Services will carry a term of 4-6 months, or until the home is leased.
  • Advertising property to prospective tenants
  • Applicant screening
  • Lease preparation and execution

A La Carte Services

  • Lease preparation and execution
  • Lease preparation plus background check
  • Lease preparation, background, and m/o inspect
  • Background check only
  • Inspection report only

Due Diligence Services (Multi-family)

  • Full inspection of apartments to uncover any deferred maintenance issues
  • Due Diligence services will require two (2) weeks to complete.
  • File audit and demographic report on current residents.
  • Coordination of any 3rd par ty vendors for inspection of roofs, concrete, parking areas, termite and insects, and any other requested inspection by buyer.
  • Market survey of property sub-market.
