Full Service Management

  • The management agreement between the owner and Coldwell Banker Legacy Property Management will require a term of no less than one year for full-service management and will be automatically renewed at the expiration of each agreement on a one year term.
  • Advertising the listing on our company website and 100 different websites utilized by prospect tenants.
  • Analysis of a fair market rent and maximizing monthly rental amounts through CMA and market research.
  • Touring the home with prospect tenants, we do not provide keys or codes for tenants to view properties themselves.
  • Screening all prospect tenants with comprehensive credit and criminal background checks.
  • Lease agreement preparation, management, and enforcement of compliance.
  • Collection of all deposit and rent payments.
  • Maintain accurate deposit and rent payments.
  • Property inspections to ensure tenant maintenance, cleanliness, and compliance.
  • Coordination of property maintenance needs from inspections or notification of tenant.
  • Dedicated vendors and competitive pricing through diligent screening process.
  • Management and preparation of all monthly and annual financial statements. Monthly statements delivered by the 20th of each month.
  • Processing of all tenant deposits and application of funds to cover damages, including collection efforts that exceed deposit.
  • Filing of court documentation and representing owner when necessary.
  • Owner approval for all maintenance expenses exceeding $500.
  • Documentation management of all tenant and property records.
