The management agreement between the owner and Coldwell Banker Legacy Property Management will require a term of no less than one year for full-service management and will be automatically renewed at the expiration of each agreement on a one year term.

Touring the home with prospect tenants, we do not provide keys or codes for tenants to view properties themselves.
Screening all prospect tenants with comprehensive credit and criminal background checks.
Lease agreement preparation, management, and enforcement of compliance.
Collection of all deposit and rent payments.
Maintain accurate deposit and rent payments.
Property inspections to ensure tenant maintenance, cleanliness, and compliance.
Coordination of property maintenance needs from inspections or notification of tenant.
Dedicated vendors and competitive pricing through diligent screening process.
Management and preparation of all monthly and annual financial statements. Monthly statements delivered by the 20th of each month.
Processing of all tenant deposits and application of funds to cover damages, including collection efforts that exceed deposit.
Filing of court documentation and representing owner when necessary.
Owner approval for all maintenance expenses exceeding $500.
Documentation management of all tenant and property records.
